    How will Covid-19 affect the Sales Process?

    There have been many questions asked on whether the current situation with Covid-19 will affect the sales process. Here are a few points that vendors and purchasers should know!

    Can I still view a property?

    We are still able to carry out property viewings by several different methods such as being able to send you video tours and also arrange for FaceTime and WhatsApp tours on properties that are empty and we are able to still access.

    Can I still receive a valuation?

    We are still able to offer you a desktop valuation over the phone and discuss your property and needs at length, you can take advantage and be ahead of the game by being prepared to advertise your property ready for when buyers return to the market.

    Can I still make an offer?

    You can still make and accept offers on a property and the conveyancing process is still in process as normal, most solicitors will still be fully operational meaning they will be able to progress your sale by working remotely from home. But please be aware that this may slow the sale process down until restrictions have been lifted.  

    Are mortgage valuations still being carried out?

    While a lot of mortgage surveys will be delayed in the short term, there are still a lot of surveyors that are still able to carry out survey’s by following social distancing guidelines.

    Will this have an effect on my mortgage offer?

    At the moment most mortgage lenders are offering a 3 month extension on buyers with a current offer in place, please speak to your lender or mortgage broker for further details.

    Exchanged contracts?

    If you have already exchanged contracts on your sale or purchase then it would be best advised to come to an agreement on delaying your completion date due to the current Government guidelines especially if anyone in the transaction has virus symptoms, however if an agreement cannot be made please be sure to take precautions and follow the social distancing guidelines.
