Tenancy Agreement

Coordinating the move in

Co-ordinate the move in, providing the tenant with all the relevant paperwork, copy of the inventory, property information including safety advice and handover of the keys.

Rent Collection

Rent collection and producing the monthly statements.


We will inform the utilities (electric, gas, water and council tax) of the name and dates of the new tenant

Arrears Chasing

If your tenants' rent does not come in on the due date, we will start the process of obtaining the money as a matter of urgency.

Key Holding

Your tenant is locked out, what do you do? We will hold a set of keys in the office so we have access all the time.


At the end of the tenancy we will send all relevant documentation to the tenant, will then inform you if the tenant wishes to stay or leave the property. At this point will speak to you about a rent increase.


We will be the point of contact for any maintenance issues your tenant has. We will report any problems to you, and will act as your agent of necessity if required.

Our contractors are on hand 24/7, over 365 days of the year for emergency call outs on your property.

Property Inspections

We will carry out inspections during the course of the tenancy and let you know if there are any issues.

Inventory Package

Attending the property to undertake a full property inventory before your tenant moves in and to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit at the end of the tenancy.

Registering the deposit

Registering the deposit with TDS (Tenancy deposit scheme) and providing the tenant with the certification.
