BEFORE THE TENANCY STARTS
Inventory Package: £240 (Inc. VAT) per tenancy. Attending the property to undertake a full property inventory before your tenant moves in and to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit at the end of the tenancy.
Deposit Registration/ Renewal: £60 (Inc. VAT) per term. Register your deposit. This is a legal requirement.
Rent Guarantee: £300 (Inc. VAT) for a 12-month period. This covers any unpaid rent and court costs if your tenant fails to keep up with any rental payments and eviction is required.
DURING THE TENANCY
Serving a Section 8: £60 (Inc. VAT)
Payment of Service Charges: £35 (Inc. VAT) per charge.
If you would like us to pay your service charge each month or a one-off payment to your management company.
Landlord Tax: £300 annually (Inc. VAT) A non-resident Landlord who is not exempt will be charged for the submission of the quarterly and annual tax report.
END OF TENANCY
Extension Contract: £234 (Inc. VAT)
TDS Deposit Arbitration: £150 (Inc. VAT) To collate the relevant documentation and complete the necessary paperwork for arbitration.
OTHER FEES AND CHARGES
Interest on unpaid commissions or outstanding debt: 8% above the Bank of England Base Rate from Due Date until paid in full.
Contractor Commission: 20% of contractors invoice (Inc. VAT). To cover the costs associated with arranging and facilitating the visit.
Safety Checks: From £95, we offer a range of safety services. Please ask for a quotation.
Cleaning: From £90, depending on size. (Inc VAT) Please ask for a quotation.
Energy Performance Certificate (EPC): £90 (Inc. VAT)
Termination of Contract: £360 (Inc. VAT) If after 21 days you wish to terminate any agreement with us.
