    When you decide to sell your home, it is vital to remember a few important details which could maximise the potential of your property and ensure that it sells in the least amount of time possible.

    According to a recent survey conducted by the agency Housetrack, the average property takes more than 9 weeks to sell and achieves only 93% of the asking price, therefore it is crucial to pay attention to key details if you want your property to achieve its market value and sell quickly.

    The first step towards selling is having the ability to detach yourself from your current property. Potential buyers need to be able to envisage themselves living there, thus by neutralising the décor and depersonalising the property you will be able to get the process moving more quickly.

    It is important that your house or flat is priced consistently with similar properties on the market; ask for a valuation from your local estate agents and be clear on what is included in the asking price, whether this is fittings, fixtures etc.

    Your property should be presented in the best possible light for viewings; this means undertaking a deep clean on every room in the property. Invest in some air fresheners to neutralise any odours, put some clean bedding on and even make a pot of freshly brewed coffee before potential buyers come for viewings to give the place a homely feel.
