Julie Twist Properties Policy Statement
Julie Twist Properties is subject to the Anti-Money Laundering Regulations 2007( updated 2017). This means that we have to obtain and hold identification and proof of address documents for all buyers and sellers who wish to do business with Julie Twist Properties.
Who is at risk?
At the start of the business relationship, we will take all relevant identification and carry out an AML (anti-money laundering) check on our clients.
Training
Julie Twist Properties is committed to training all staff in anti-money laundering legislation.
Identification procedures
All vendors, landlords, purchasers and tenants must be identified before we enter into business together. We require two documents: one piece of photo ID and one proof of residence dated in the last three months (e.g. a utility bill – see the list below. Please note that mobile phone bills are not accepted).
Should no face-to-face meeting take place, then enhanced due diligence procedures will need to be carried out. This involves asking for additional identity information. In such a case, we also require all ID documents to be certified by a third party (just like a passport application).
For all clients, an AML check is also carried out by Credit Safe (a third-party agency).
Without obtaining this information, we will be unable to proceed with any work on your behalf.
Buyers
From June 2017, we are obliged to obtain AML checks for purchasers as well as vendors. Anyone who has made an offer on a property that has been accepted will therefore be subject to an AML check. Again, photo ID and proof of address are required (see list below). We will also require proof of the source or destination of funds.
Without obtaining this information, we will be unable to proceed with any work on your behalf.
Below is a list of acceptable identity documents:
We require one document from List A and one recent document from List B (dated within the past 3 months) from all parties included within the contract.
Valid UK driving licence
EEA member state identity card
Firearms certificate or shotgun licence
Mortgage statement Bank/building society statement
Valid UK driving licence (if not used in List A as ID)
State pension benefits book
Current local authority tax bill/tenancy agreement
Solicitor’s letter confirming house purchase/land registration
Joint Accounts
If an account is held in joint names, both parties must have their names and addresses verified.
If one account holder cannot provide proof of address because all household bills are in the other person’s name, then one the following will be accepted:
Companies
For corporate customers and private companies, Julie Twist Properties must obtain the information described in the list below:
Limited company
If you are acting as the representative of a UK company, we will require the following from you:
Individual identity documents (one from List A and one from List B below) will also be required for all individuals or entities with 25% or more of the shares or voting rights in the company.
Private Company
We must obtain the following information for all private companies:

Record Keeping
All information obtained will be kept on file for 5 years after the business is concluded.
